Real Estate Regulations
Property
- Users can purchase property for their character in the Real Estate Shop.
- Users can only hold one piece type of Real Estate across all of their characters.
- Users may submit claims to purchase property within various countries throughout the continent of Ishgar.
- Users can also purchase upgrades for the property. The number of upgrades is based on the size of the property.
- Users can sell their property when they are no longer interested in them. They will receive 75% of the purchase price returned along with 50% for the upgrades invested in the property.
- Users purchasing property in countries that are not their nationality must complete a storyline based on the Real Estate type, Short for Housing, Moderate for a Holding and spend an extra 20% more Jewels, possessing the nationality of a country from one parent instead requires a Short storyline for a holding and costs an extra 10% Jewels.
- Real estate can be raided providing both attackers and defenders with rewards for doing so. Characters must have a valid in-character reason for raiding a property and may only do so once per month while a property can only be raided once every three months.
- Should a location reach capacity, housing Real Estate may be purchased by others when the owner misses 3 Activity Checks while holdings and islands may be purchased by others when the owner misses 2 Activity Checks.
- Others may not enter the property unless permission has been granted by the owner of the property, entering without permission will be considered raiding the property.
Real Estate Catergories
- There are three categories of Real Estate; Housing, the cheapest, smallest and popular Real Estate, Holdings, the more formal fit for a noble or bishop, and Islands, the largest of the three.
- Housing: The most basic of Real Estate, typically a single apartment in an apartment block or house in a street, these have the least amount of upgradability and are best for social interactions. Each location within a country may have up to 6 Housing properties. Unlike Holdings or Islands, they are not subject to being raided, however, do not receive their own subforum, instead are located within the selected subforum. Housings can only be obtained by members with at least 5,000 Reputation and cost 2,500,000 Jewels.
- Holdings: The key feature of a country, holdings have substantially more influence in the area, the most common of which are Castles reserved for those with high reputations and temples created by the leaders of religions. Each country may have up to 3 holdings. These Real Estate buildings are vulnerable to being raided. Holdings can only be purchased by members with at least 10,000 Reputation and cost 5,000,000 Jewels, the user must also complete a moderate storyline if the country is not the same nationality as them, this requirement is reduced to a storyline if they have partial nationality similiarities.
- Islands The largest of the three categories, Islands have the most amount of flexibility with their creation and are also subject to being raided. They come with their own forum and 5 subforums and, unique to Islands, the owner may host events for members to participate in and create quests solely for them to complete. Islands can only be obtained by members with at least 20,000 Reputation after completing a Long storyline related to obtaining the Islands and cost 10,000,000 Jewels. There may be at most 5 player-owned islands at a time. When creating a player-owned island users must also create 10 quests, one per each rank for both alignments and two neutral quests, they may make more, up to 24, if they wish to do so however this will slow down approvals. Created Quests created in the Research & Development section and must be linked to the property purchase claim.
Upgrades
- The number of upgrades that can be installed in people's property is based on the size and the restrictions of the upgrades.
- Housing: 2 Property Perk
- Holdings: 3 Property Perks
- Islands: 5 Property Perks
Once a property no longer has available property perk slots, the user must use the property perk remover via the Real Estate Shop to make room again for new renovations.
The user must spend 50% of the upgrade purchase amount to remove it.
Certain upgrades allow the user to roleplay at their property and receive Statistic Points in return, while others give a more passive effect. More information can be found in the Real Estate Shop.
Only the owner of a property can receive benefits from their upgrades. Others may roleplay using them when invited to the property, however, they can't claim rewards for the posts.
